Taney County Commission is considering an amendment to the current Taney County Planning Guidance Code. The current code would be replace with a traditional (Euclidean) type of Zoning Regulations, which includes 15 separate Zoning Districts, and adoption of zoning maps where each parcel in the unincorporated part of Taney County will have a Zoning District Classification assigned to it.

The Taney County Planning Commission will hold a public hearing at the following locations, on the dates and times set forth below to discuss, present and consider amendments to the Taney County Development Guidance Code that includes traditional zoning regulations. The proposed zoning maps will be available for viewing at the public hearings for comment.

Zoning Districts & Their Principal Uses ^

 
A-1 Agricultural
The A-1 Agricultural District is primarily intended to help retain large tracts of land for agricultural and open space purposes and to minimize conflicts between agricultural uses and adjacent development. These areas are served predominately by on-site sewage disposal systems and individual wells.

Residential: Single-Family Residence, Manufactured/Mobile Home and Administrative Minor Subdivision
Civic/Institutional: Cemetery, Community Recreation (Private), Day Care Family (1-5 children/adults), Library, Parks & Recreation, Religious Assembly (Standard), Safety Services, Safety Services, School (Primary), School (Secondary) and Utility Service (Minor)
Agricultural and Other Uses: Accessory Apartment, Accessory Dwelling Units, Accessory Structure, Communications Antenna (Amateur), Crop Production, Horticulture, Stable (Private Boarding) and Vineyard
 
RR-1 Single-Family Rural Residential
The RR-1 Rural Residence District is for detached single-family dwelling units on lots over two acres in size.
Principal Uses
Residential: Single-Family Residence, Mobile Homes and Administrative Minor Subdivision
Civic/Institutional: Community Recreation (Private), Day Care Family (1-5 children/adults), Parks & Recreation, Religious Assembly (Standard), Safety Services, School (Primary), School (Secondary) and Utility Service (Minor)
Agricultural and Other Uses: Accessory Structure, Crop Production and Home Occupations
 
R-1 Single- Family Residential
The R-1 Single-Family Residential District is intended to provide for detached single-family residential development on lots two acres or less in size at a density not to exceed one dwelling unit per approved lot.

Residential: Single-Family Residence, Mobile Home and Administrative Minor Subdivision

R-3 Multi- Family Residential
The R-3 Multi-Family Residential District is intended to provide for high density residential development of residential buildings housing two (2) or more families on lots less than two acres or less in size.

Residential: Single-Family Residence, Duplex, Multi-Family Residential, Retirement Housing (General), Retirement Housing (Limited) and Administrative Minor Subdivision

The MH-1 Manufactured Home (Mobile Home) Park or Subdivision District is intended to provide for areas of quality affordable housing in Taney County. The MH-1 Manufactured Home (Mobile Home) Park or Subdivision District is intended to eliminate manufactured housing from commercial districts

Commercial: Commercial Advertising

RV-1 Recreational Vehicle Park (RV Park) District
The RV-1 Recreational Vehicle Park (RV Park) District is intended to provide specifically for Recreational Vehicle Parks and Campgrounds.
Principal Uses
Residential: Single-Family Residence, Manufactured/ Mobile Homes, Mobile Home Park and Administrative Minor Subdivision
Civic/Institutional: Cemetery, Community Recreation (Private), Library, Parks & Recreation, Religious Assembly (Standard), Safety Services and Utility Services (Minor)
Commercial: Campground/ Recreational Vehicle Park, Commercial Advertising and Recreational Vehicle (RV) Park

O Office
The O Office District is intended to provide for professional, management and other office uses. Uses except for parking shall be conducted within an enclosed building. No use shall be permitted that involves manufacturing, wholesaling or retailing.

Civic/Institutional: Cemetery, Cultural Services, Library, Parks & Recreation, Religious Assembly (Standard), Safety Services, School (Primary), School (Secondary) and Utility Service (Minor)

C-1 Neighborhood Commercial
The C-1 Neighborhood Commercial District is intended to accommodate limited retail, service and office facilities for the convenience of the residents in the immediate vicinity of the district. The district is intended for uses that are designed and operated to be compatible in scale and appearance with nearby residential development. It is intended that C-1 District be located along collectors or higher classification streets. Uses should be limited to those which do not generate substantially increased traffic in the neighborhood

C-2 General Commercial
The C-2 General Commercial District is intended to provide for the orderly and attractive grouping at appropriate locations of commercial activities of a more general retail and wholesale nature, and service facilities serving a larger community trade area.

The M-1 Light Manufacturing or Industrial District is designed to accommodate those manufacturing establishments that are either: Free of objectionable influences in their operation and appearance or that can readily obviate or control any objectionable features that may otherwise result from the manufacturing processes by installation of appropriate abatement devices.

M-2 General Manufacturing or Industrial
The M-2 General Manufacturing or Industrial District is intended to provide for manufacturing and industrial development of a more general and less restrictive nature than in the M-1 District in those areas where the relationship to surrounding land use would create fewer problems of compatibility and would not necessitate as stringent regulatory controls. Certain offensive uses permitted in this Zoning District must observe greater setback and setback requirements when adjacent to residential areas.

Industrial: Aviation+Surface Transportation, Industrial Service/Yard, Manufacturing and Production, Warehouse and Freight Movement and Wholesales

PUD Planned Unit Development
Planned Unit Development (PUD) is a type of overlay zoning district and a type of development plan that primarily address the issues of mixed-use or cluster development. PUD zoning districts are inextricably linked to PUD plans in that no rights of development apply to a PUD zoning designation other than those of the approved PUD plan.
The Planned Unit Development is calculated to promote flexibility and more inventive design than is generally possible under customary zoning regulations.
