I, SHEILA L. WYATT, COLLECTOR within and for TANEY COUNTY, MISSOURI hereby give notice, as provided in Chapter 140 of the Revised Statutes of Missouri, that I shall offer for sale the hereinafter described lots and land to discharge the taxes, interest, and charges which may be due thereon at the time of sale for delinquent taxes on the real estate. The sale will be held in the courthouse in Taney County, Missouri on the fourth Monday of August, (August 23rd) 2010, commencing at 10 a.m. of said day and continuing for day to day thereafter until all are offered.
No sale shall be made to any person who is currently delinquent onany tax payments, an affidavit stating such must be signed at thetime of sale.
A title search must be done on the 1st, 2nd & 3rd year sales before a collector's deed will be issued; all interested parties must be notified of intent by certified mail ninety days prior. An affidavit must be signed and given to the collector stating that requirements per 140.405 are completed. The exception to this is fourth and subsequent year sale. A quiet title suit must be brought by purchaser to determine if the title is valid. The Taney County Collector does not make nor does she imply any guarantees regarding title, liens, or encumbrances on any of the properties offered for sale. Covenants and restrictions will be recorded in the recorder's office.
The prefix letter BEFORE properties listed indicates how many times offered for sale: 'A' is First Sale, 'B' is Second Sale, 'C' is Third Sale, 'X' is subsequent Sales; The letter 'B' at the END of the parcel number indicates billboard ONLY. A letter 'L' at the END of the parcel number indicates leased property ONLY.
According to provisions of the law this notice includes the name of record owner as is shown by the Tax Books on file in my office received from the records of the Assessor. Said lots and lands situated in Taney County, Missouri are described by number, block, addition, etc. The names of all record owners as appearing on the land tax book will be published according to RSMo 140.170. The prefix letter shall indicate: Blk-block, Lt-lot, T-township, R-range, N-north, S-south, E-east, W-west, PT-part; the aggregate amount of taxes, penalty, interest and cost each year separately stated.
